Type 01 · Houses

The pre-war hall bath

This is the five-by-eight bathroom found in bungalows, Spanish Revival homes and duplexes built before the 1950s. There’s a tub across the back wall, a toilet and pedestal sink along one side, and often a window inside the tub area.

Small bathroom remodeling

Tub / showerVanityDoor
Plan: typical 5 × 8 ft hall bathroom
Typical scope
Full demolition to studs, replacement of old supply and drain lines where found, new waterproofed tub/shower, tile, vanity, lighting and ventilation.
Decisions that matter
Keep the tub or convert to a shower; how to handle a window in a wet wall; wall-hung or floor-standing fixtures; whether to reference the home’s period in the tile.
Often found
Mortar-bed tile, galvanized supply lines, cast-iron drains, walls out of plumb, subfloor damage near the toilet or tub.

Type 02 · Condos

The condo bath, tub out, shower in

This is one of the most common requests in mid-rise and garden-style condo buildings: replace a dated tub/shower combination with a larger walk-in shower, without upsetting the association or the neighbor below.

Condo bathroom remodeling

Linear drainBenchFixed glassCurbless entry
Plan: tub alcove rebuilt as a walk-in shower with fixed glass
Typical scope
HOA application, tub removal, new shower pan and waterproofing, valve and drain work within what the slab allows, tile, fixed glass.
Decisions that matter
Low curb or curbless (often limited by floor depth); whether another tub stays in the unit; glass configuration; sound underlayment where the building requires it.
Often found
Drain positions set by the slab, shared risers, limited work hours and elevator reservations.

Type 03 · Primary suites

The primary suite

A larger room planned around two people’s routines: a double vanity, a separate shower, sometimes a freestanding tub, and a toilet room. Material choices carry the most weight here.

Luxury bathroom remodeling

Plan: primary bathroom with double vanity, freestanding tub and separate shower
Typical scope
Layout changes, new plumbing and electrical runs, stone or large-format porcelain, custom vanity, frameless glass, layered lighting, sometimes radiant floor heat or steam.
Decisions that matter
Slab stone versus tile; tub or no tub; floor load for heavy tubs; where natural light falls; long-lead materials ordered early.
Often coordinated
Architects and interior designers, stone fabricators, glass fabricators, and cabinetmakers.

Type 04 · ADUs

The ADU bathroom

A compact bathroom in a garage conversion or detached backyard unit. It has to fit a tight footprint and hold up to daily use, often by tenants.

ADU bathrooms

ShowerPocket doorVanity
Plan: compact ADU bathroom with pocket door and shower
Typical scope
New plumbing tied to the main line, a shower rather than a tub, durable porcelain, a pocket door, ducted ventilation, simple and robust fixtures.
Decisions that matter
Where the bathroom sits relative to the sewer connection; accessibility-forward choices from the start; maintenance-friendly finishes.

Type 05 · Accessibility

The bathroom planned for the long term

An existing bathroom rebuilt so it stays usable as needs change. The goal is safety without the room feeling clinical.

Accessible bathrooms

Roll-in showerTurning spaceSeatOpen vanity
Plan: accessible bathroom with open turning space, grab bars and roll-in shower
Typical scope
Curbless shower, blocking for grab bars, a comfort-height toilet, a handheld shower with a seat, lever controls, wider door openings where the framing allows.
Decisions that matter
Clear floor space, how the door swings, slip resistance, lighting levels, and how to make the safety features look intentional.

Type 06 · Powder rooms

The powder room

A small room with no shower, where guests notice everything. A wall-hung vanity, a strong wall finish and good lighting at the mirror do most of the work.

Bathroom vanities

Open floor belowSconce
Elevation: wall-hung vanity with mirror and wall sconces
Typical scope
A new vanity or console sink, wall tile or plaster finish, mirror and sconces, a toilet, and updated supply and drain connections.
Decisions that matter
Faucet and sink proportions in a shallow room, door clearance, and whether the tile continues up the wall.

Not sure which one yours is?

Most bathrooms are a mix. A condo primary bath might combine a luxury scope with strict building rules. A Craftsman hall bath might need an accessible shower. The site visit is where we work that out together.
